New home sales rose 11% last month, the Commerce Department reported today.

The numbers from June–a seasonally adjusted annual rate of $384,000–were 11% below those of June 2008.

In May, sales were at an adjusted annual rate of $346,000.

The median sales price of new houses sold in June was $206,200, compared with $221,600 in May. The average sales price was $276,900, compared with $274,300 in May.

New home sales increased from their May levels in the Northeast, Midwest and West by 29.2%, 43.1% and 22.6%, respectively, and fell 5.3% in the South.

The year-to-year sales figures declined in the Northeast, South and West by 11.4%, 34.4%, and 9.6%, respectively, and increased in the Midwest by 5.8%.
