A small credit union in Maine has opened its first new branch in decades with the help of a design to maximize tenant revenue.
Dirigo Federal Credit Union of Lewiston, Maine ($467.9 million in assets, 28,247 members) announced Feb. 12 it had opened a new branch in Scarborough, Maine, about eight miles south of Portland, marking the credit union's fifth location.
Doug Ridley, Dirigo's director of marketing, said the branch was developed through "a hybrid renovation and expansion model, selectively demolishing portions of a multi-tenant building to create a modern, member-focused environment with ITMs, flexible service areas and strong integration of natural light."
The interior has vaulted Douglas Fir wood ceilings and large windows to bring natural light deep into the space. Members can approach tellers or interactive teller machines – or skip to a coffee bar.
Before plans were drawn, the structure had been largely gutted down to its framing, which a credit union news release said created "an opportunity to reimagine the space while strategically preserving portions of the original building to control costs and maximize long-term value."

The credit union worked with Gawron Turgeon Dillon Architects of Scarborough, Maine and The Element Group, a design firm based in Portsmouth, N.H., specializing in branches for community banks and credit unions.
Instead of tearing down the entire building, the designers proposed a selective demolition and expansion strategy, removing approximately one-third of the structure to allow for a new slab, increased square footage and drive-up services.
The remaining portions of the building were redesigned to support the branch and accommodate future tenants to provide long-term passive income.
"From the beginning, this project was about making a smart, sustainable investment that supports our members today and positions Dirigo for the future," Kevin C. Joler, Dirigo's EVP/CFO, said. "The Scarborough branch allows us to grow responsibly while delivering a modern, welcoming experience in a market where we continue to see strong momentum."
